Multi-phase Design-Build visitor center through public-private partnership, a three-level iconic facility with exhibit infrastructure, advanced security, and construction type reclassification.
The U.S. Air Force Academy (USAFA) Visitor Center is an ambitious, multi-phase Design-Build effort delivered through a public-private partnership on federal land. Rogue Architecture and Schendt Engineering was contracted as the design lead for tenant improvement of a new, iconic three-level facility. The project integrates architectural design with exhibit infrastructure, advanced security retrofits, and phased delivery to create a state-of-the-art visitor and interpretive center.
Originally conceived to address public access limitations to USAFA's on-base visitor center, the new center is sited on leased Air Force land just outside the secure perimeter -- between I-25 and Northgate Blvd. -- as part of the Polaris Point commercial development.
To preserve schedule within a Design-Build framework, a phased design approach was proposed:
One of the project's most critical interventions involved reclassifying the building's construction type. Originally designed as Type IIB, the fire code restricted use of wood for the exhibit fit-out. A comparative code analysis was conducted, successfully working with the Air Force's Fire Department and Authority Having Jurisdiction to reclassify the building as Type IIIB, enabling the use of wood finishes and backing systems throughout.
